You are all excited. You have jumped through the hoops to get qualified to purchase a new home. You have your list of “wants” and “don’t wants” and you are ready to dive in and buy! Before you head out, may I offer a suggestion?
Set Reasonable Expectations
When starting your search for your new home you will want to set reasonable expectations. To often a new home buyer becomes disappointed as they have this perfect home in mind and they hope to find it. The reality is usually it doesn’t exist. However, the good news is, you get to help turn it into that perfect home later!
Try This, It Will Help Stay Focused on What Is Important
Take out a piece of paper and write out both your wish list and your needs list. Buyers rarely find a home that has everything on their wish list, but they normally can find a home for sale that meets many of the wishes and most of their needs.
Example of What Happens:
Let’s say you are wishing for stainless steel appliances and you need 4 bedrooms. Well you can always buy stainless appliances once you move in, but it’s difficult to stretch a 3 bedroom home into a 4 bedroom home. So you will want to focus on what is easily fixed or changed vs what is more permanent structural items.
You can always paint, clean and replace. You can’t easily rebuild, move walls, stretch the lot, etc.
To Sum Up
You should have a home you will love for many years. Set yourself up for excitement and not disappointment. You do not want to feel like you “settled” for a home. By managing your expectations you will find that your dream home is around the corner.
